What does a residence at Oceanus cost today?

On the termsheet of two residences are priced: the sea-view residence 203 (415.94 m², Building 2, level 3) at THB 191M leasehold, and the duplex penthouse 204 (768.25 m² with the rooftop) at THB 339M leasehold. The other fourteen residences, including all garden residences and all freehold residences, are reserved.

Freehold or leasehold — what is on offer?

Eight residences sit in the 49% foreign freehold quota (x01–x04 of Buildings 1 and 4) and eight are 30-year registered leaseholds, renewable as the law allows. Both priced residences today are leasehold; we tell you first when a freehold residence returns to the list.

How do I pay?

Reservation fee of THB 1,000,000 (prices above THB 100M), then either the standard plan — 20% on the contract and 20% at each of four construction milestones — or the deferred plan: 20% + 10% + 10% + 10% during construction and 50% after completion, financed over 1, 3 or 5 years in quarterly installments at 3%, 5% or 7%.

What are the costs at registration and every year?

Land Department rates: freehold 2% transfer fee, 1% withholding and 3.3% specific business tax, split as set in the contract; leasehold 1.1% of the lease value. The developer's page puts the common area fee at about THB 60 per m² a month, with a sinking-fund contribution at transfer and metered utilities.

Standard fixtures and equipment per the schedule of finishes: engineered wood and porcelain floors, quartzite worktops, European appliances including a wine fridge, VRF air-conditioning, smart toilets, wardrobes and water filtration. Loose furniture and artwork are separate.

The developer's page schedules completion for Q4 2028. Registration and transfer follow about 180 days after full payment and the condominium licence; a 5-year warranty covers the structure and 2 years the other components.

All have four bedrooms, 4.5 bathrooms and a study.
